Houston Real Estate Market Update: 77006 & 77098 – August 2026

This installment focuses on Houston’s 77006 and 77098 zip codes, two of the city’s most desirable and dynamic areas. Providing the information here and to help us better understand what the numbers mean is local expert, Jeff Winans. 

This is what Jeff had to say about the local market, 

August sales in Montrose – 77006

Show a market that continues to vary considerably by property type.

Single-family homes led the market with 10 sales, a median price of $1.05 million and an average of $372 per square foot.

Townhomes had just two sales but performed well, averaging $816,500 and selling for approximately 99% of asking price.

Mid/high-rise condos recorded four sales with a median price of $186,000, averaging 106 days on the market.

The takeaway: Buyers are active, but they remain value-conscious. In 77006, pricing a property correctly for its specific location, condition and competition continues to be key.

August sales in the Kirby District – 77098

Showed a wide range of price points and performance depending on property type, reinforcing how segmented this Inner Loop market continues to be.

Single-family homes recorded 5 sales, with a median sales price of $951,273 and an average of approximately $1.53 million. Homes averaged about $372 per square foot, with sales ranging from $769,000 to $2.7 million.

Townhomes/condos had 2 sales, averaging approximately $398,000, or $210 per square foot. With only two transactions, this is a very small sample and individual property differences had a significant impact on the numbers.

Mid/high-rise condos also recorded 2 sales, but at substantially higher price points—averaging $937,500 and approximately $458 per square foot.

The takeaway: 77098 continues to be a highly property-specific market. Buyers are active, but pricing, condition, location and property type are making a significant difference in both sales price and market time. For sellers, accurate pricing and strong positioning remain especially important.
