This is what Jeff had to say about the local market, “The June 2026 sales data for the Kirby District – 77098 shows strong performance for
Single-family homes, which sold at about 97.5% of list price with an average sold price of roughly $1.22M (around $316/SF).
Mid/hi-rise condos averaged about $539K and sold near 94% of list (about $322/SF), while
Townhouse/condo sales were more discounted at about 91% of list, averaging roughly $266K (about $145/SF).
For the same period in Montrose – 77006, the sales data shows a robust market for
Single-family home which sold at an average of 97.56% of list price and an average sold price of approximately $921k.
Mid-hi-rise condos averaged about $273k sales price at 97.62% of list price.
Townhomes and condos sold on average for $455k, or 96.66% of list price.”
